Only the guest named on the rental agreement may notify host either in written or verbal form of the request to cancel. Reservations are non-refundable if cancelled less than 45 days prior to arrival for 1-5 bedrooms, 90 days prior to arrival for 6-10 bedrooms and 180 days prior to arrival for 11+ bedrooms.
There are no refunds for bad weather, snow, no-shows, late arrival or early departure.

Komfy Kozy is the Best!
Extremely nice location in a quiet neighborhood just minutes from downtown Gatlinburg. Clean 3 story cabin with 3 bedrooms and 3 baths. Full kitchen, dining room and living room. Stocked with plenty of towels and everything you can think of in the kitchen. The view of the mountains is spectwcular!! We were very pleased with our stay. lots of memories made with my family.

Great stay. Never got WiFi to work though. Emailed you and never heard back. Followed all steps to reset WiFi with no luck.
Great property, upgrades needed tho
The property was great. It could use small improvements in the home. Such as a larger living room tv, better cookware and utensils to use. The third room upstairs does NOT have a bedroom door and the outside light that comes from the front door is very bright and disturbs sleepers that are sensitive to the light which is bad. Other then that the property was great.

The view and overall layout of the house was great. The house needs some updating, better pillows and blankets on the beds, the pool table and jacuzzi needs attention. The hot tub stayed cold and
the pool table sloped, no chalk for the sticks made it hard to enjoy. Kitchen needs attention, the microwave is broke on the front and cabinet doors need adjusting. Updated TV’s would be nice. A chair is missing from the dining room table and several lights need new bulbs. Lighting was somewhat dim in the living area. Other than those things, the cabin was clean and we enjoyed our stay.
